Your Broker in North Scottsdale

Managed Like It’s Our Own.

I’m Olivier “Ollie” Lessing Barré, designated broker of Barré Properties, and I personally oversee every property we manage in North Scottsdale. I’ve spent more than twenty years in real estate. In 2007 I founded a property management company on the Westside of Los Angeles, serving owners in Beverly Hills, Malibu, Calabasas and the neighborhoods around them, and grew it into a large family-run business before moving my family to Arizona in 2020.

We manage throughout Maricopa County, and North Scottsdale is a market we know and specialize in: the gated villages of DC Ranch and Silverleaf, the golf communities at Grayhawk and Troon North, the City’s short-term rental license and the desert-open-space easements recorded on so many lots up here. When you call, you reach the broker who signed your agreement, not a call center or a rotating account manager.

Our relationships are built on handshakes, trust and accountability. We keep every owner’s information private, put every term in writing before anything is signed, and send monthly statements with every invoice attached.

Read Our Story
Why North Scottsdale

The Desert End of Scottsdale.

North Scottsdale is not a separate town. It is the northern part of the City of Scottsdale, which incorporated in 1951 and counted 241,361 residents at the 2020 Census and an estimated 243,006 by July 2025. North of the Shea corridor the city changes character: DC Ranch and its gated Silverleaf neighborhood under the McDowell Mountains, Grayhawk’s Raptor and Talon courses along the Loop 101, the two Troon North courses below Pinnacle Peak, McDowell Mountain Ranch on the west side of the range and the Desert Mountain club community at the far north end. The City’s McDowell Sonoran Preserve, more than 30,500 acres of protected desert, wraps around much of it.

The work is close by. The City describes the Scottsdale Airpark as the second-largest employment center in Arizona, HonorHealth is the city’s largest employer, and Mayo Clinic runs one of its three major campuses in Scottsdale. Winter adds the visitor calendar: Barrett-Jackson at WestWorld in January, the WM Phoenix Open at TPC Scottsdale and Spring Training at Scottsdale Stadium and Salt River Fields at Talking Stick.

For an owner, that means two markets in one: annual leases for people who live and work here, and furnished seasonal leases for winter residents. The Census Bureau puts Scottsdale’s median gross rent at $2,013 and its owner-occupied rate at 67% for 2020 to 2024, but those are city-wide numbers. A Silverleaf estate, a Grayhawk townhome and a McDowell Mountain Ranch house each rent at their own number, most sit inside an association with its own leasing rules, and we price every property on its own comparables.

What We Do

Four Ways We Work in North Scottsdale.

Management first — then leasing, sales, and the live MLS. One team, one point of contact, start to finish.

Also a Primary Focus

Commercial Property Management.

Retail and shopping centers, single-tenant net-leased pads, office, flex, small industrial, medical office and mixed-use in North Scottsdale — run as its own practice, because Arizona regulates nonresidential brokerage differently and commercial accounting has nothing in common with collecting a single rent check.

Lease abstraction and critical dates, CAM budgeting and annual reconciliation, transaction privilege tax, and the designated broker’s signature on every file — as A.R.S. § 32-2175 requires.

What You Get

Everything, For One Fee.

One rate covers the whole job. The things other companies bill separately are simply included.

Tenant Placement

Marketing, showings, and full screening — credit, background, income, and rental history. Days on market are won on honest pricing, presentation and a fast, professional showing process.

Rent & Accounting

Collection, owner disbursements, monthly statements with full reconciliation, and year-end reporting your accountant will not complain about.

Maintenance, At Cost

Vetted Northeast Valley trades, coordinated and supervised. Vendors bill their real rate and the invoice passes straight through with no markup on routine work. Major renovations and capital projects are quoted separately, with the supervision scope agreed in writing first.

Inspections

Move-in, move-out, and periodic condition inspections with photos, included in the fee rather than billed per visit.

Compliance & Trust Accounting

Arizona Residential Landlord and Tenant Act compliance, proper trust accounting, and ADRE oversight. Licensed brokerage, general liability and E&O insured.

The Difficult Parts

Late rent, lease violations, notices, and the occasional eviction. This is the part owners hire out, and it is the part we take off your plate entirely.

Where We Work

North Scottsdale and Northeast Valley.

What North Scottsdale Owners Should Know

Know the Local Rules.

The details that catch owners out in North Scottsdale, and how we handle each one.

Short-term rentals need a City license

Scottsdale Revised Code Chapter 18, Article IX requires a City license for every rental under 30 days ($250 a year, Sec. 18-152), a 24-hour emergency contact who must respond in person within one hour when police or fire ask (Sec. 18-172), written notice to adjacent neighbors and those directly and diagonally across the street before the first stay (Sec. 18-191), at least $500,000 in liability coverage, a sex-offender check on every guest within 24 hours of booking (Sec. 18-176) and the license number on every listing. Event-center use is prohibited. We set it up and keep it current for the owners we manage.

Tax license first

Every short-term rental needs an Arizona transaction privilege tax license, and the City asks for proof of it with the license application (Sec. 18-154). Since January 1, 2025, Arizona cities and towns can no longer tax residential leases of 30 days or more.

Desert open space is protected

Much of North Scottsdale falls under the City’s Environmentally Sensitive Lands rules, and many lots carry a recorded Natural Area Open Space (NAOS) easement. No grading, clearing, walls, pools or non-native planting is allowed inside it, and native plants are protected. We check the title and plat before a landscaper or resident touches it.

Associations set their own rules

Most North Scottsdale homes sit inside an HOA, and several gated communities restrict lease terms or short-term use in their CC&Rs. Arizona law (A.R.S. § 33-1806.01) lets an association require tenant information from the owner. We read the documents before we list.

Summer is the hard season

Phoenix-area July highs average about 106 degrees. A vacant home needs the air conditioning set, the pool chemistry kept, irrigation checked and the house looked at after monsoon storms. That work is done by licensed contractors and vendors, and we coordinate and supervise it for the owners we manage.

Close to everything that matters

The Loop 101 runs along the south and west of North Scottsdale and connects to Sky Harbor International Airport. Scottsdale Airport sits inside the Airpark for private and charter flights, which suits owners who split their time with California or the Midwest.

For Owners Who Live Elsewhere

Your Eyes and Ears in North Scottsdale.

Many North Scottsdale owners live part of the year somewhere else, in California or out of state. We act as your eyes and ears on the property without you having to be there, coordinated and supervised by us and performed by vetted, insured providers at their real cost.

Home Watch

Scheduled interior and exterior checks between tenants or while you are away: systems run, irrigation verified, and the home made ready before you arrive.

Vendor & Project Oversight

Renovation, landscape and repair work watched on your behalf, with access controlled and progress documented in photos.

Arrival & Departure

For second-home owners: heat or cooling set, systems checked, grounds at standard and deliveries received before you land.

Owner Questions

Straight Answers.

What does property management cost in North Scottsdale?
One all-inclusive rate, quoted per property once we have seen it. No setup fee, no inspection fee and no marketing charge — those are simply part of the service.
Is North Scottsdale a good rental market?
For the right property, yes. Demand comes from people relocating for work at the Airpark, HonorHealth, Mayo Clinic and the Loop 101 employers, and from seasonal residents who lease a furnished home for the winter. Values are high (the Census Bureau puts Scottsdale’s median owner-occupied home value at $789,800 for 2020 to 2024), so the return is usually in appreciation and the quality of the tenancy rather than raw yield. We will tell you honestly which side of that line your property falls on.
Who rents in North Scottsdale?
Households who want a well-kept home in a managed community within reach of the Airpark, Kierland and the Loop 101, and seasonal residents who lease a furnished home for the winter. Every applicant is screened to the same written standard, and when a home is well looked after, residents tend to renew.
What about the HOA and community rules?
Nearly every North Scottsdale community sits inside an association, and several of the gated ones restrict lease terms, occupancy and short-term use outright. We keep the lease and the tenancy compliant so violations never reach you, and we handle the correspondence when they do.
Do you manage seasonal and furnished rentals?
Yes. Many North Scottsdale homes are second residences, and a furnished winter lease of 30 days or more is often the right answer. We manage the home year-round, including the months it stands empty, and we will model seasonal against annual so you can see which one your property should be.
Do you also sell homes in North Scottsdale?
Yes. We handle the sale when an owner decides to exit and the purchase when an investor wants to add to a portfolio, anywhere in Scottsdale and the Northeast Valley. Management and brokerage under one roof means nobody has to be brought up to speed.
Can I run a short-term rental in North Scottsdale?
Only with a City of Scottsdale license, and only where your association allows it. Scottsdale Revised Code Chapter 18, Article IX requires the license, a 24-hour emergency contact who responds in person within one hour when police or fire call, written notice to the surrounding neighbors, at least $500,000 in liability coverage and a sex-offender check on every guest. Some associations here prohibit stays under 30 days outright, so we read the CC&Rs first and model a furnished seasonal lease alongside.
I live in California or out of state. Can you manage my North Scottsdale home remotely?
That is most of what we do. You get one broker as your point of contact, an online owner portal, monthly statements with every invoice attached, and photo inspections, so you can see the property without flying in.
